HOWLAND The busy State Route 45 corridor, also known as Niles Cortland Road SE, in Howland Township, is about to see ground broken for a new 3-acre plaza.

Work is expected to begin in early 2026 on the plaza, which will sit directly across from Meijer, near the Eastwood Mall.

The two buildings will each have 8,820 square feet of space and will be called  Howland Town Center. The plaza will sit between Warwick Road SE and Old Orchard SE, with entrances and exits to both roads.

It;s one of many recent developments seen near the Eastwood Mall.

"The new diamond is done. There's a lot of good things happening in Trumbull County. You know, Kimberly Clark's coming there. Whatever's happening with AI in Lordstown, seems like to have a lot of positive momentum there," said James Sabatine Jr., co-owner of Sabatine BK Development.

Sabatine, the developer of the site, told 21 News that seven spaces will be available for leasing, and so far, three of those spaces have signed contracts, including First Watch, a "Daytime Dining" restaurant chain that serves breakfast, brunch, and lunch. The other two spaces will feature Jersey Mike's, a chain sub sandwich restaurant, and T-Mobile, a cellular phone service provider.

Sabatine said the plaza will have a similar look to their building in Boardman, which also houses a T-Mobile store directly across from Boardman Poland Road from Best Buy.

"Twelve foot glass, wide sidewalks really built, built for the commercial, the modern new commercial tenants, national tenants that want That kind of upgraded class A construction, high ceilings," said Sabatine.

Sabatine's company is behind 75 to 100 properties in the valley, including the Sheetz in Columbiana that opened in September.

Construction is expected to start over the winter, and be completed by September. Tenants could start moving in as soon as next fall.

First Watch is expected to open its Boardman location in early 2026.
